long-term rentals through airbnb COVID19

Hi Fellow Hosts, and airbnb Monitor! Sending out support and empathy for what you, and we all, are going through with COVID19. 

 

With the daily cancellations we are getting, and knowing this is only the beginning, it got us to thinking of ways to make a positive out of a negative. We had already planned on going long-term (1 month minimum - 4 months max) starting in November 2020, but now would like to start sooner.  I have little doubt the cancellations will accelerate through the spring, into the summer. Here are some questions to hosts and Monitor:

 

HOSTS who have long-term policies:

*Have you been successful in finding long-term guests?

*Do you advertise outside of airbnb?

*Have you had any trouble getting guests to leave at their appointed time?

 

MONITOR:

*With COVID19 changing everything,  are there options (without penalty) for hosts who might need to cancel future short-term guests and change to long-term sooner rather than later, as a matter of financial survival?

Dear Debby & Kevin,  wouldn't you rather have tenants who have given you credit reports, references & proof of income instead of a  picture of a cute puppy ? If someone uses a stolen credit card to rent your place you will still need to evict them if they are a long term tenant, and some locals are limiting evictions due to the pandemic. ABB also sometimes slow pays or otherwise messes up on payments - why risk that? I'd advise looking at your particular rental market- how do people find places to live in and around Bend?  What are the laws regarding tenant/landlord rights in your town? People have shared stories of longer term bookings that went wrong and while it's the problematic ones who are more likely to make the news, remember, you will have far less control of the space if you leave things up to ABB to vet your tenants for you, best of luck, Sally
