I did notice you have guide books but no photos there. I’d definitely add some photos of those locations. And create more! You do a great job showcasing the house but I think part of the sell is to make the potential guests imagine themselves in the space AND the city. So giving context to their vacation can help and showing them your curated POV of places makes people feel like they’re being let in on a secret. Seattle has so much to offer but I didn’t see some of the favorites, Space Needle etc. Show them your point of view on the famous places too!
Also to boost bookings we’ve noticed with our listing that showing a discount can help. Even if it’s not a huge discount. Maybe discounts for longer stays. Especially during times when people travel that aren’t specifically traditional travel times but maybe are calendar holidays, you can raise the price slightly and then offer a discount so you’re not really loosing money. But some people seem to book when it feels like they’re getting a deal in an off peak time. My wife and I are not willing to discount a lot because we’re aiming at a higher end guest but sometimes couples just want a three day weekend away from the kids and they can justify splurging a little by feeling they are getting more for their money.
One other thing we’ve done is to give guests free tickets to one of the tourist attractions they would want to see. We’ve done this by arranging for discounts with these locations and offering them to guests for free if they book a certain number of days. So even with the premium price of our listing people can feel like it’s justified because they don’t have to pay for the thing they want to see anyway. We don’t have to spend a ton of money and it’s worth it if they book 10 days instead of 7 for example.
@Kenchy0 Awesome thank you! Where do you set up the discount at? I use hospitable and the discounts just moved from Airbnb to hospitable. Should I add Seattle specific photos to the listing too? We offer a gift card to a local record shop 🤗. Thanks again for your input.
In the Airbnb app you can click on the calendar tab and select the settings gear at the top left and you can add discounts and promotions there. Good luck!
