Hey Courtney!

Thanks so much for sharing your listing — you’ve done a great job creating a cozy and inviting space! I’ve taken a look through your photos and details, and I’d love to offer a few suggestions that could help increase your visibility, bookings, and guest satisfaction.

1. Pricing Strategy:

Consider increasing your nightly rate slightly and then offering a 20% promotion. This not only boosts the perceived value of your listing but also triggers the “deal” marketing tag on Airbnb, which can drive demand and increase click-through rates.

2. Photos & Visual Appeal:

The staging is really nice and thoughtfully done — great job there! However, the current photos would benefit from a light professional edit to enhance brightness, warmth, and contrast. Also, ensure they are in high definition (HD) to truly showcase the details.

I recommend selecting a new cover photo that better captures the light, style, or unique elements of your space.

Try capturing wider angles and better natural light to create a sense of space and flow.

3. Living Room Adjustments:

Replace the current curtains with blinds to modernize the space and let in more light during the day.

Rearrange the seating to better frame the room and increase seating capacity to six if possible — this adds value for families or groups.

Consider swapping or minimizing some of the smaller decor pieces to keep the space airy and distraction-free.

4. Amenities & Safety:

Make sure your amenity list is fully filled out and reflects the extras you offer (Wi-Fi speed, coffee maker, beach gear, etc.).

Be sure to showcase these in the listing description and visually with photos.

Remove the lava lamp from the kids’ room — while fun, it could pose a liability risk.

Small adjustments like these can make a big difference in your performance metrics and guest impressions. You’re clearly on the right track — just a few tweaks, and you’ll be in an even stronger position to attract ideal guests!

Let me know if you’d like help implementing any of these changes or need a second set of eyes on your updated listing.

Hi @Courtney739! 💖

I checked your listing and the first thing I would do is to change the cover photo. It should spotlight and showcase your place in the best possible way - room (living perhaps in your case) or the picture of the whole house from the outside could be better.

Photos are taken from a very unusual angle, it looks like a fish view, better shots would really benefit your listing! Nowadays, everyone is posting professional photos and the competition is high.

You need more reviews! For 3 years hosting, you only have 3. Whereas, me, for only 3 months - I have 5. Try asking the guests to leave one and do it yourself when they vacate the place.

I’d also advice enhancing your SEO on the Internet if you haven’t done so with advertising the place.

Hope that helps! Happy hosting!

I love the colour of your front door, bring some of that indoors.  I love the pictures of the outside area, bright and airy.  A couple of things I would consider doing is removing the wreath from the front door, and adding pops of colour to the kitchen and living rooms in particular.  I might would have some bright yet neutral colors to the bedrooms.

Bottom line, because I'm an outdoors person, with the hammock and other outdoor space, and because it looks clean, I would rent it..  If you ask does it draw me, I probably would say no.

Hello @Courtney739, This listing is confusing to me. You have been on Airb&b for 3 years and have only three reviews? Why?

When I plug in dates for a stay it doesn't populate the rate in dollars, it is in Euros.

I am very picky so take what you like from me or nothing. Here are my thoughts.

The main photo would not entice me to stay at all. A partial photo of a door just doesn't do it.

Things seem to be a bit dated but if the price is right, maybe I would consider it.

Your photos, did you use some feature to distort them? They seem to be rounded or something.

The bedroom with the bunkbeds, the rug screams trip hazard to me. The patio area, this isn't inviting at all. It looks like a wasteland. Some potted plants more and nicer furnishings on the patio, fans, lighting an investment may pay for itself quickly. The yard, well that needs lots of help but start with the patio.

Sorry of I sound blunt. I hope the feedback will help you generate more income from your vacation rental.

All good.  Thanks for the input.  TH home is brand new.  (just completed 3 weeks ago). The listing just went live.  I have had previous homes that I Airbnb'd but have since sold.  for about 2 years, I didn't Airbnb anything.  Hopefully that explains the small number of reviews.

@Courtney739 How exciting that you're starting to host again after a little break! What is the main learning you're taking away from your past hosting experience, to apply with this new listing?

Very nice awesome location only thing I would suggest is changing the title from time to time or adding close to the beach..that always grabs people's attention..

Hey Courtney, your place seems really beautiful but would not give me the feeling of booking it for my staycation, probably due to the ordinary photos you took of the place, plus i am not able to visually tour and SEE myself living in the home. so for starters work on taking better homey photos and also caption each photo and the different amenities you provide.

All the very best.
