Is there a quick way of finding out building that allow for short term lets in their lease? Many seem to be relying on going under the radar & transgressing the terms of the lease in order to do so.

No there isn't , I'm afraid. You would need to do your market research and check with leases of properties you are interested in @Belette0 

as you say many have restrictions on STRs or using accommodation for commercial use
