Newbies to the Hosting World!

Hi there

Myself and my husband Rich are about to embark on Air BNB hosting for 2 properties, one is a Grade II listed apartment which overlooks the sea in Exmouth and the second is a caravan up on the cliffs close by to the beach.

We would love to hear hints and tips from you if you could spare the time!

Many thanks

Claire and Rich

Do some research into supply and demand in your location for your sort of properties - many markets in the South West of England are oversaturated. @Claire2516 .

Don't forget you need a fire assessment under the fire regulations that were brought in , in Autumn 2023.

design your listings with your target guests firmly in mind.

@Claire2516 Hello! Welcome to the group. The tip that I think is worth sharing is: You have to make your accommodation home-friendly. You have to make it so homely that you would want to live there yourself. Take lots of pictures so guests can get an idea of the accommodation. Important with images that reflect reality. Add time to the presentation.

All the best

Hello From Florida!

Sorry I have no advice for local laws or marketing for your area but I can let you know that the Caravan idea is great.  I had a Caravan “RV” that I rented out for three days at a time here on my property.  It was full every four days, needed a day to dump and clean, in the Winter months due to the fact most rentals that time of year are usually for weeks or months at a time.  This left folks without the time but just needed a quick Winter warm up with not a lot of options and especially if they had a budget to stick to.  I enjoyed it and look forward to doing it again once we stop traveling in it again.

Good Luck and enjoy!
