advise on how to word pool closing policy on listing.

Hi.

 

This is our first year hosting and we have a pool on our property.  September is in 2 weeks and eventually the weather changes and i will be closing the pool once it gets cooler (as the heater wont be able to keep up).

 

I want to be able to have the freedom to close it when i decide to, but not have to notify existing bookings that the pool is now closed, because that could lead to cancelations.

 

currently we say that the pool closes in september but is weather related, asking bookings to confirm pool closing time before booking.  thats been fine for now and ive commited to one booking to keep it open till september 11th, but i cant really commit to anything after that.

 

Does anyone have any specific advise on how to best word this is a listing.  i need a more robust policy that doesnt require sending specific emails when august comes around talking about the weather etc.

@John5613 :  I think I would say something like this:

 

Guests MAY be invited to share OUR swimming pool but please note that this would be a courtesy, is not guaranteed, and is not included in the rental price.

 

 The pool will be closed due to cold weather from September through May and may be closed without prior notice at other times due to maintenance, weather, or abusive behavior.

 

There will be no refunds due to pool unavailability.

@John5613  Remove pool from your amenities list and any photos of it and word your description like Brian suggested. While the pool is an attraction to your listing, it's better to get less views than disgruntled guests who demand refunds.
