Hi, why can’t I see an option to change to split-fee pricing ?
While the vacation rental market has tanked the monthly rental market is starving for properties which
are dedicated to the monthly (28+) minimum guest. The need for this category of occupancy serves the
urgent need of traveling nurses and physicians, first responders, emergency contract workers, and more.
I wrote an essay about the need for AirBnb to revise its long term reservation guest review criteria so as not
to punish hosts for achieving 100% occupancy, but nothing ever came of that discussion.
Now it really matters. Airbnb must act now so hosts can meet the travel lodging needs of this crisis and stay
in the business through it all.
The one key money difference is that lodging Taxes Are Not Collected on these 28+ day reservations by law!
I have pivoted my two AirBnb guest houses to exclusively serve this market and should be able to add my
28 day minimum day reservation criteria to a Filter!!! It must be a searched for criteria more desired than even SuperHost
in these times. OK AirBnb lets do this now!
Lets roll out the Welcome Anywhere sign for the monthly working and emergency lodging needs of guests who are
trapped where they are or are called to serve a community in need and have no where else to stay.
I offer my listings as examples of how I have crafted them to capture the attention of this market and meet its needs.

@Susan990 Great suggestion, I think we have to adapt to these current needs / opportunities and get @Airbnb ’s support in targeting them with vigor i.e. your filter suggestion is definitely needed and I‘d add some targeted marketing for those needing long term stays or who’s current situation would allow them a little staycation at accommodating Bnb’s.
FYI, I was able to lesson my burden a little, securing a long term stay with a reduced rate, some catchy messaging and added amenities—reassuring my VA guests (that will be working remote until their office returns to open) that we have all the essentials to help keep them safe (gloves, masks, sanitizer etc), productive with some added tech available I.e. printer, and indulged by including some stocked fridge / freezer necessities above and beyond my typical water, snack and wine. Also tailored some information specific to businesses delivering food or available for pick up.
This would be a great topic / suggestion to add to the upcoming listening sessions. I’ll add this thread to that board as well in hopes it gets noticed.
PS @Lizzie @Stephanie don’t hate me for tagging you on so much, my promise, it’s only items I think may be worth a little focus and I’m sure your plates are overflowing and wouldn’t want a potential solution to be overlooked 😉 🙏🏻
Thank you Jason for responding to my plea and advancing the message thread in the community. Along with the discussion of promoting the long term stay properties on the platform to meet consumer demand -- Airbnb urgently needs to create a separate scoring/ rating algorithm to fit the lodging product. The guest questionnaire must be tailored to the lodging experience of "living like a local" for real. Focus on Safety, Security, Functionality, Liveability & Host Services- are the adult questions to rate. And Super Host status need not be in jeopardy as a result of the decision to serve those seeking a safer alternative to commercial lodging.
@Susan990 I am seeing a "Monthly Stay" search option tab now (I'm in Australia), but it does have a major fault, in that, if you click on the 'monthly stays' tab, it will NOT show properties which accept any stay from 3 days to 100days (for example). It is (for me) seemingly only showing stays which have a min 28 days stay.
I note here that, of course no-one is booking or accepting stays of 3 days at the moment, but that is not the point. Many people locally, who may have become trapped in the country due to travel restrictions, are searching for places to settle for a few months, and this major flaw in the search engine is hampering their search by restricting options shown as available.
Hello Jo56, yes I discovered it by accident a few days ago. They redesigned the entire search page itself top to bottom. The very idea of setting the minimum stay to 28 days or more is a decision you have to make if you have the need to limit your entire business to the 29 or more days type, which is not taxed as lodging but also has the benefits of a traditional airbnb reservation with its protections and services to Host and Guest. For me here in Oregon, as with some other states, it has been outlawed to travel and lodge for any reason beyond necessity. Therefor you choose to serve the lodging needs of the market today or you are out of business. You can't have it both ways...for now. Still waiting for my first reservation.
However, if you simply do not click the Monthly Stay filter, keep to the basic Search for places to stay, select type, etc. ( and you have your 28 day min. setting) they will see your listing come up as a per nite price but if they try to book less than 28 days they won't get in. For my listing I added to the Title~ Monthly Stay Package~ to clue them in to what I am offering.
