Any pointers on our listing?

Hi! We have been airbnb guests for a long time, but we are newer to hosting. Any feedback or suggestions, specially on our listing would be greatly appreciated. Also, if you have a great local Big Bear cleaner you recommend for independent/self owned airbnb properties that would be great.  Seems like most of the cleaners are only available if you use an airbnb management company.  Appreciate the feedback and reccos.

Hey @Goldmine-Properties0 , You have a beautiful cabin and I see that you already took the reviewer advice on cleanliness. I took a quick look at your listing I think you should replace your Hero photo with the cozy fireplace sitting it will definitely drive more search-to-listing clicks. And you should add a guidebook to your profile every detail count with the Airbnb algorithm

Hi yes the guest that stayed was a difficult guest. Our cleaning is very good.    I will switch back to the fireplace.. We had that before as the hero so will try again. And I will look into the guidebook.  Thank you!!

A suggestion  if I am planning a trip for 9 your cabin comes up.

The first thing noticed is 4 beds, doesn't sleep 9.

Then great living room with fireplace but also only 2 chairs where do I sit 7 others?

Beautiful kitchen table with 3 chairs again where do I put 6 others?

Hi! Thanks for taking a look.

Yes it sleeps 9 and that is our license.  We actually get the most activity for 7-9 guests even though it would be verrrry comfy with even left.   We have 1x king bedroom, 2x queen bedrooms, kids bonus space off one of the queen rooms with 4 total beds (2 twin beds with 2 trundles), and full size futon (sofa) in the living space.

We have two living rooms..  The one you are referring to is in the same space at the kitchen and dining-- open floor plan.   Besides the 2 chairs right next to the fire place there is a huge dining table with 6 seats and smaller table that extends with 2 chairs.

The main living area has a huge couch and a sofa that turns into a full bed.

Hello @Goldmine-Properties0 👋

What a beautiful property! I could imagine myself sitting in front of that fire. I hope you don't mind, I added a photo and a link to your listing to your post. I'm hoping that with easier access, more hosts will pop by and support you with constructive and helpful feedback.

Like the warm vibes from your property's listing. One small thing that could go a long way next time you take photos is to straighten the linens on the sheets and love seat. Hope this helps!

Kia ora (Hi), @Goldmine-Properties0. Your listing looks fantastic—what a beautiful place! It would be even better if the second photo of the hot tub were landscape-oriented. The first one is perfect in portrait mode, beautifully framed by your house's roof style.

You have a great place, and I seem to agree with some of the other comments you’ve received.

My only feedback would be to consider changing your profile name. We tend to avoid Airbnbs that seem to be managed by a larger group, or management company. People like to see their hosts, and learn a little about them, before they choose to stay.

You guys seem like really nice people - maybe using the couple picture from your traveling account profile will be an easy improvement.

good luck!

Thank you!  Yes we are a family, not a big company. We will look into profile edits. Thanks!

Hello,

What a gorgeous spot.

As a Superhost, I’ve learned that guests truly appreciate arriving at a place that exceeds their expectations. Cleanliness is the top priority, along with essential amenities like extra towels, fresh linens, and spotless pillows.

When hosting families with children, I love adding a small, thoughtful touch—a surprise on their beds with little items like coloring books, toys, or school supplies. It doesn’t have to be expensive, but it makes a big difference for both the kids and their parents.

I also provide a guidebook featuring local restaurants, trails, and events to help guests make the most of their stay and explore the area with ease.

In my experience, the key to a successful stay is clear communication and honesty. Guests want to feel that they’re getting great value for their money and time.

Your place is stunning and already feels like a perfect home away from home for a large group. The small details truly make all the difference!

Hope this helps!

20 year vacation manager & vacation management co. owner. This home is very charming!  Re-work the living room to add more comfy soft seating. Maybe a small sofa with 2 matching chairs on each side of the fireplace. Make sure everyone can eat at the dining room table(s). A mini split with heat upstairs can fix any coldness issues.

Cleaning is the achilles foot of vacation homes. Don't forget to spray a great smelling air freshener before guests arrive, leave a light (night & day) for instant warmth near the front door and/or an intimate spot such as the master bed.

Diffusers, soft music playing at check in. Hard copy books on the local area. Guest gift. 24/7 guest calls answered. Fresh plants inside & on the deck (whether permitting). Character accents that reflect pride of place such as a saddle for a Texas home or antique fishing poles on the wall for a Montana riverside cabin.

Outdoor lighting on all walkways, party lights in the trees, beautiful sconce lighting by the front door. Symmetry of furniture is calming. Big fluffy down comforters with duvets on all beds. Cool bathroom shelving for guest to store their toiletries. Small inexpensive water features near the outdoor seating area. Bird feeders. Upscale outdoor garden art to elevate the yard.

I could go on, but these are a few of my go to fundamental core concepts to elevate a guest experience regardless of your budget and creating a passionate desire for guest to return.

Thank you so much for your detailed response!
