Changeover from management company to ourselves

Hi there, is it possible to have two listings on Airbnb for the same property? We currently use a management company but are taking it on ourselves at the end of April. They are going to keep the bookings already in the diary so their page will be visible but with no further bookings available. We will then set up a new page for ourselves and block out any bookings already there. Will this work? Thanks in advance for any info! Alison K

Hi @Alison1242 😊

Thank you so much for asking this question in the Community Center!

Have you found an answer in the meantime?

I'm tagging a few experienced hosts who can offer better advice on this: @Joan2709@Lorina14@Karen4131@Marie8425 and @Till-and-Jutta0.

Thank you in advance, everyone!

Okay the Airbnb computer flags duplicates.  The same address and same bedrooms and bathrooms will probably get you flagged and not in a positive way.

If the same listing is listed under two profiles, you could both get trouble.

How about this

Set up your account take their bookings but temporarily make them a cohost for those reservations and Airbnb splits the payments,  on the plus easy new review build up for your account.

You cannot have the same listing listed under the same host or two different hosts unless: 1) the listing is for separate bedrooms or for two separate units that are on the same property and can be rented separately or at the same time (of which I’ve seen hosts list a suite A, suite B, suite C, and suite A,B,C - entire home).

I know many hosts may have tried a new listing keeping both the old and new active with the same pics and different write ups to see if the new listing will generate more bookings and it looks odd when a guest is searching as it looks like you have multiple listings and can get confusing. Unfortunately it is against Airbnb terms and conditions even if there are people doing it. Eventually the system will flag their listing and they will get suspended (like a host here recently did even though they were trying to do a work around as well).

I know a host who transferred their listings after they sold their home and they probably did the cohost way then gave them the entire listing. I have read though that Airbnb says the new host needs a new listing as the reviews although for the same property, were linked to the old host, their way of decorating, and their communication style and hosting style.

I’d consider what @Marie8425 said as that seems like a good solution.
