Hi everyone,

Could you please check out my listing? Would love any suggestions.

Also --- it seems like the more nice touches I add, the more frequently we get 4s (vs 5s). Or maybe the longer we've been in operation, the more frequently we get 4s. Any thoughts? The 4s drive me crazy. "Perfect place, would come back".... And, a 4.

From your reviews it looks like you are being marked down in part because of noise from your family living above @Andrea6194 

 

Is there any you can do to dampen the noise for example do you have wooden floors which you could carpet or noise insulation you can put down ?

Cork is a fantastic insulator either on the floor or ceilings. Noise from anywhere, outside or indoors, is very stressful. Best of luck!

You have great reviews overall as you are friendly, helpful, provide great extras, and you clearly let them know what to expect from your space to manage your guest’s expectations.

 

While I know you listed you don’t have a tv, microwave or kitchen in the listing, I did read through all your reviews and a few mentioned it would be nice to have a microwave (and you did provide one for a guest who appreciated it; many places have a mini fridge, microwave and coffee maker). There are small microwaves that you could find to put in a space on a small kitchen cart.

 

Additionally a TV is pretty standard in many places or at least a screen so one can screen share and stream their videos or YouTube on the screen. Many people have at least a Roku with Netflix. Just a thought as I know you do have high speed internet provided. 

Another thing that would be helpful is if you listed things such as:

Historic Boston x miles, x min drive 

Trolley station x min walk from your suite 

Subway/metro closest line is x line, x min walk or x min drive from the suite

X park, 15 min walk/drive from your suite

Grocery store, x miles or x min drive/walk from the suite

Restaurant A, x miles or x min walk/drive from the suite

This better helps manage expectations so people know (I know you mention you are not close but that means different things to different people; for some a 30 min drive to downtown is nothing).

 

Some reviews highlight that you are a 15 min walk from shops/restaurants and I would highlight that in the listing. Another mentioned a great hike nearby they enjoyed that should be listed too.

 

I include a welcome chalk board with wifi info with my welcome snacks, drinks, and a handwritten card. I think these personal touches make a difference too. I think you are a charming host from the reviews and if you perhaps add the bus/trolley/metro/mileage and minutes to local attractions or common spaces, that would help with the location ratings.  I had a few dock me because didn’t think I was central and I never claimed to be, so when I added x miles and x min drive to local cities, airport, local attractions, companies it helps people understand and plan their stay/trip better.
