Critique my listing - Gerrit | Swallows Barn | Cornwall | UK

Hello,

 

I am fairly new to hosting and it's a big leaning curve!

Any feedback would be welcome.

When you started how long did it take to get traction with your listing?

Is there an ideal number of pictures?

How do you refine pricing?

Hey Gerrit! Place looks awesome - I think you did a great job with the photos.. I would say maybe limit the outdoor photos at the end? Seems to just be redundant- beautiful photos so may just be personal preference. 

price point refining - I typically try to stay competitive with other places in the same area.. plenty of websites that you can see pricing on, I know some people use price lab but I like to do it manually… at the beginning especially, I try to lower my rates a tad in order to get more reviews / interest in the property.. unsure if any of this helps - just giving my two cents!

Did you do any market research into supply and demand for your sort of listing in your location before starting up?

 

Cornwall is quite an oversaturated market with many guests preferring to be on the coast .

 

You have a lovely space and good reviews and I am sure you'll get bookings .

 

what was your expectations around occupancy rates .


I'd cut down on the photos and caption them. Also put photos for one room together.

 

for pricing look at what your competitors are charging .

Glad to provide some feedback from Soutwest Virginia  🙂

 

o When you started how long did it take to get traction with your listing?

     ~It took off pretty quick as we are close to two universities and graduations were near in May and we listed in April (3-5 weeks prior).  Then the summer travelers hit as we are in an outdoor adventure area. Fall is a prime time here also with all the colors and american college football.

 

o Is there an ideal number of pictures?

     ~We think the more the better to show exactly what the place looks like inside and out.  For a place that holds 1-2 people there are a lot. The grounds look beautiful, maybe less furniture and some from the outside?

 

o How do you refine pricing?

     ~We looked in our radial area of about 20-40 miles and then adjusted from there compairing places accomodating like number of people - our place max's at 5-6 people and thats a lot in 750 sq ft, but we are in a high outdoors activity region - so its a balance. We typically get 2-4 people. We initially priced low to get more early bookings to get more early reviews to see the feedback. Feedback has been great and we were told we were underpriced a few times - so we raised a bit this year after shutting down for Dec/Jan/Feb.  We will see how year 2 goes at this pricing, but economy is slipping also and that will keep some from traveling.

 

o Is there anything you would change on my listing?

    ~there was nothing obvious, in fact it made me want to visit when we go to Ireland and Scotland in the future! Like others have said, there is some picture redundancy that could be reduced.
