Yes would definitely mention that in the listing, exactly as you described. A potential guest would think the only source of heat would be the wood stove. You could also mention what the temp is kept at, or how they go about having it adjusted.
No need for AC then. I was just mentioning the heat pump version of a mini split as it's more energy efficient. So might help out someone else, as it might not require a major upgrade to the electric panel to install one.
Also, about the photography, I happened to order a new wide angle low light lens that cost over $500, and an external flash, over $100, for my 5/4 dslr camera. As it tuned out my iPhone takes better low light pictures for interior for this application, as the dslr is already 10 years old, and I'm not about to spend thousands on a new camera. I was really humbling experience but is what it is. And the main thing I keep in mind is how it looks to a potential guest on their phone while they are on their lunch break or on the subway.
One other thing I forgot to mention is the bedroom curtains. Make sure they block out light. I noticed Airbnb now mentions if there are room darkening shades thoughout in one of the highlights. Again something to consider if they aren't already opaque.
It takes some time to get traction. However I don't have a lot of repeat business. It's more about a great experience so guest write glowing reveiws.
I think your photos looks very inviting. Perhaps some of the grounds and outside of the building or neighborhood.
Regarding pricing you can look at what the other Airbnb's are charging and if your place has more or less offerings then adjust up or down to what the market is charging at any given moment. My prices change based on events in the area, time of year etc.
