Hello i have only one place on airbnb want some suggestions to improve.

@Adil267 I think overall the place looks neat and well kept however … there’s nothing that entices me to want to plop down in here and relax. Lots of gray and black. . Maybe some color pillows and rugs. Some fun artwork on walls - I like vintage maps of local places. Overall generic but needs more personality.

I would suggest though your reviews are 5 stars if a ;potgentikal guest opens you got some dings on location and cleanliness.  Since Guests don't say what was unclean that usually means sima mistakes a dirty sponge hair in the shower drain but simple mistakes are effecting your listing..

Sometimes just a pleasant comment recognizing getting acclimated to new role and all the positive feedback has helped our process.

As tgo location, not bad just busier than expected.  I would  build up your description.  Many of us us a free tool like Chatgpt you plug in all your honest points ask for ad copy and it writes your honest details in a positive light instead of negative.

Congrats on joining our community of hosts! My wish for you is many successful days of hosting. 

Your apartment looks perfect. I love the plant in the pictures and think the green really makes a big difference. If you are able to, try to include the plant in every picture that you use. So you can move it around when taking pictures. I would also offer that you take a picture of the bathroom with the toilet lid closed. Is it possible to take a picture with the curtains open too?

In your description it could be worth noting that you offer wifi, air conditioning and a smart TV or a TV.

@Adil267 All looks very smart, neat & tidy … agree with earlier comments about bringing in a bit of colour but otherwise , you’ve probably done what you needed to do !  Good reviews will encourage more guests to stay I’m sure !

Hi @Adil267  your place is very smart but lacks a woman’s touch if I may say it’s very masculine . Just needs a pop of colour and some softer textures like rugs and cushions and some arty pictures on the wall . Good luck

@Adil267 Welcome the the community of Airbnb hosts. It looks to me as if you have a very neat and spacious apartment which is very appealing.

Like several of the others I would suggest you might add  some color.  I would suggest  a large multi colored rug then pull from those colors for pillows & a bed throw.

@Adil267 Echoing other hosts - Definitely add some large scale artwork or (peel & stick) wall paper/paint on an accent wall. Small art on the walls tend to make the space seem small or too much like a regular home - when guests want a  “getaway” that’s more lux than their own home - and something more unique than hotel options

@Adil267 I think it looks basic, and almost like a basement apartment, but nothing about it looks "Luxurious" to me. Which is usually alright, except you put the word 'Luxury' in it, so it's possible a future guest may deduct marks for accuracy down the road.

2. Excellent communication with your guests

3. Set detailed expectations on your listing

4. Minimalist decor

5. Coffee station, with coffee, creamer, sugar, and flavors as well.

6. Rental must be beautifully designed and staged well and also should feel luxurious

7. Add comfy throws, throw pillows, live plant or fresh small flowers, add safe burning candles, long luxurious Drapery and bedding.

8. Comfortable beds with luxurious sheets and bedding.

Here are some additional tips to help you with hosting your guests,

Here is the list of items that are key to standing out as an Exceptional Airbnb Host and also getting to Super Host Status very quickly.

Quality linens.

 

(In my opinion- high-end microfiber sheets that are stain-resistant are the best and longest lasting.) Quality cotton white towels sets. A new shower curtain liner with every booking will be great - they are quite affordable and have a meticulously clean, luxurious Airbnb rental that will keep your booking rate and ratings higher.

 

Also providing comfortable, soft throws for the sofas is a nice touch.

Creating a coffee station is most appreciated by your guests.

Keeping Sea Salt and Pepper-Corn Grinders, Sugar, Honey, Teas,
Coffee, Creamer, and Olive Oil in the kitchen or kitchenette are critical and essential.

 

Having shampoos and conditioners as well as a travel toothbrush and toothpaste

in the bathroom as well an ample supply of toilet paper will be remembered.

Most importantly, please add some personal touches to make a great impression

and to maintain stellar reviews such as fresh flowers. Some wildflowers or a small affordable bouquet can be divided for your bathrooms and living room area. Also, add a few simple gift items to each stay.

 

Some microwave popcorn, a box of Ferrero Rocher chocolates, some chips, and a six pack of sodas, as well as a case of bottled water, will also make a lasting impression.

 

When potential guests are looking to book, reviews that show how all these little personal touches were thought of and made guests feel at home and luxurious will go a long

way in them making the decision to book your place and also promotes repeat

guest bookings and referrals to your Airbnb Rental.

Yes.. add more color and make it more inviting.  Also, when taking pics, turn on EVERY light and open all blinds/curtains. Turn off the fan. Turn on the TV and put it on a generic nature or cool picture of where you live. Make sure pictures are taken during the day when it's sunny out. I would also take the pics from as high up as you can get in the corner of the room.  Also, I don't see any pics of the bathroom. Even if it's small, there should still be a few pics. If possible, you could paint one wall and make it an accent wall. A trick of Realtors is to paint the wall that shows the outside (where your curtains are I assume) and paint it to mimic the outside.  My bedroom wall faces my backyard, which is very green. We painted the wall a green/teal color.
