Critique my listing - Tamara from Kennewich, Washington

Hello @Stephanie (and anyone else who would like to offer feedback),

My listing is new and has only been up a week (Sunny Sage River in Kennewick, WA).  I'd appreciate it if anyone wants to take a look and offer some suggestions. First booking isn't available until mid-April because I'm having egress windows installed and they will be finished by then. But average booking in my area says 24 days prior to dates so I wanted to be sure it shows up as an option for the planners.

@Tamara682 and as a follow up. I trust you are aware that Airbnb do not actually collect the security deposit neither are they helpful in collecting 'fines' for non compliance with the rules. Some do put these fines in their listings as a deterrent but a savvy guest knows they will not be paying them.

@Tamara682 The following rule will cause untold trouble. If you can't stop the download of chargeable films etc. then I would remove the app from the TV:

 

WiFi/Television/Internet are all provided including Disney, ESPN, Hulu, and Netflix. All paid special programs are your responsibility (i.e., pay-per-view, movies for a price, fights, etc.). Any charges for additional programs to Host's account will apply PLUS a surcharge to be determined at Host's discretion. If unsure, please contact Host for clarification. Do not install any additional applications to the system provided.

 

Thank you. This was something I debated. I will look into the defaults and settings to make sure they cannot automatically charge to me or remove the package. Much appreciated.

Yes, I did see where they would only charge the customer if something was damaged. However, it wasn't until I started reading the forums that I realized collection could be a problem. 'Everything that isn't nailed down' comes to mind and I hope I am shopping/stocking, etc., with that in mind.
I will likely call my insurance company to see what it would cost to add a rider for damage. Hopefully, I won't need it but I am thinking better safe than sorry.
