Hey everyone can you please critique my listing give me some tips how I can maximize revenue?

Your place looks truly wonderful, perfect for a delightful family vacation. You haven't quite specified what feedback you're seeking, and I can also see that you're an experienced host and a seasoned member of this forum, so perhaps the following is old news to you. If not, these are the things I would prioritize looking into first:

 

Ranking: When I search for Glyfada, Greece with the filters "Entire Home" and "Pool" selected, there are 449 properties in the area meeting these criteria. Airbnb always displays only 300 listings at a time (Those whom the search engine thinks have the greatest chance of being rented out), and unfortunately, your property isn't among those shown. However, when zooming in on the map to display only 108 listings, your property ranks as number 17, which is actually quite good. But this depends on potential guests zooming in on the map. For a broader search of Glyfada, your listing is completely invisible – something I'd recommend addressing, as there are various ways to do so.

Photos: Your photos are bright and lovely, although some are in a very low resolution, which could negatively impact your ranking. Investing in a professional photographer to capture images from the best angles and lighting, with high resolution, could be worthwhile.

Your place is beautiful, but your photos don't quite do justice to its qualities.

 

Once you have your photos ready, it's crucial to select the most attractive cover photo. I'd still recommend choosing a photo of the pool area. The next four photos, to be placed at the top of your Airbnb photo list, should showcase your property's qualities in a visually appealing way, as these are the five photos Airbnb displays first when someone clicks on your listing on a PC.

Wish List: Having great photos with a wow factor increases the likelihood of people clicking the heart icon and adding your place to their wish list, which can boost your ranking, as Airbnb then has more confidence that your place will be rented out.

Guest Favorite and Superhost Status: I can see that you're still grappling with an old negative review (which I can also see you believe is false), but it affects your overall rating, so you're currently not a Superhost. People are otherwise extremely happy to rent your house, so with some changes, if you can ensure more guests and many positive reviews this spring and summer, you'll likely soon achieve both Superhost and Guest Favorite status, I could imaging. This will also influence your ranking and prompt Airbnb to display your listing in more searches.

Pricing: To be added to people's wish lists, and rented out more frequently, you first need to appear in more search results. In addition to the other suggestions above, adjusting your price could help. Lower it for a period to become truly competitive, and take advantage of Airbnb's promotions, such as an "Early Bird" offer with a discount on early bookings or other discounts. Check them under pricing.

If Airbnb perceives you as competitive in price or offering a good deal, its search algorithm will assess that there's a greater chance of your place being rented out, and your listing will be elevated in the ranking and shown more frequently.
