Critique my listing, please - Todd in Charlotte, NC

Been hosting since November 2024, when my apartment complex suddenly reversed their stance on short term rentals! 

 

I have had great guests, yet would love to improve my listing to gain more interest. 

 

This is a modern apartment with many amenities, in a modern building with many amenities (pool, fitness center, elevators, pool table, grills). The location is quite central in Charlotte, in the midst of South End, adjacent to the popular Light Rail. 

 

Let me know your thoughts, please. Don't hold back!

Hey @Todd706 , I have nothing to say about your property it has many amenities and good location. But your listing needs alot of work;

- you should retake your photos as some are blurry (ex:the hero photo one with the pool) and try keeping the same size for all of them (landscape recommended), you don't need a professional photographer just a good phone with good angles and primal lighting would do the job

- your title is too broad, you should make use of all the 50 characters, mentioning key amenities local attractions etc

- Rework on you description with better wording and better scheme, and go into details into each room to answer all guest questions. The about section you can only have much characters but the sections are unlimited

Hello,

I agree with the other hosts, and I would also just remove the duplicate information about the amenities (Starting with “Full access…” and ending with “refrigerator”). Otherwise, looks like a great place to stay!

Well I keep it simple.

 

Property looks fine

Furni5is good but it's adding Darkness.

 

Put some Green Planters in Middle of Room and add on sides ofbed.

 

Shoukd add value

Sorry for my delayed response. Here are some suggestions:

 

-Consider adding iconic to your listing heading as you did in your write up, …iconic Southend!

-Remove the duplicate paragraph about the pool and amenities of the facilities. Always go into your listing to see what guests would see as you probably put it on two different areas but when you view it you can see it is duplicated on the same page.

-You need better lighting in pictures: open all windows, turn on all lights when taking pictures (overhead and lamps), take pictures when it is a bright sunny day. Many say to get professional photos - you don’t need to, just have a good phone, good lighting and a good eye for placement of things.

-Consider adding more pillows to the bed including decorative pillows, people like to be invited to a comfy bed. You need a pop of color on the bed via pilllows, a throw or something.

-It is nice to have identical lamps beside the bed as it helps pictures look more appealing.

-Be more descriptive in your write up of the rooms of your listings, for example what streaming do you have available, what type of couch (leather, microfiber).

-Add a plant in the corner of the bedroom (peace lilys do well and purify the air, if you’d rather not, consider a fake plant or an accent in the corner)

-Several photos are blurry please take them out or get better pictures.

-Take out the poof in the bathroom, no one likes someone else’s body poof.

-Consider getting matching towels or all one color or matching somehow. The purple hand towel stands out oddly from most of the white towels in the pic.

-Fold the towels better in the bathroom picture, it looks a bit messy.

 

These are just some of the things I spotted while looking at your listing. I’ve noticed that some people need more support in writing enticing words or sprucing up their pics and it comes easy to me so I’ve started helping hosts on the side by reviewing their listings, helping them with their guidebooks, and giving advice on pictures or placement or copy. Otherwise you have great reviews and people are happy! You can ask guests if they have any suggestions as some of the best advice come from our previous guests. Make sure you have the automated messages set up on a schedule - it really helps keep the communication lines open and repeats key info guests may need. Cheers and happy hosting!
