Different price

Hello there,my name is Konstantinos and i'm working as Airbnb host the last couple of years.These days i realise that even though i set a price for my listing if i search my listing as a guest every time i see different price.The price is vary if my search is from my mobile phone,my laptop even from my pc.The searching is from the official site of Airbnb.I have used Airbnb help center but the feedback is too slow.If someone can help to this i really appreciate it.Thank you.

Nope,smart pricing is off.

This happened to me- I do not have smart pricing. The price stated on the listing is less now than I currently charge. Airbnb said it is an average of the price for the year. I asked Airbnb to change it to the actual price since that is misleading- the correct price only appears when you book. The rep said it can not be changed.

Your listing shows $ 200,- a night. Can you provide a screenshot where it is shown the lower price ?

Your listing shows different prices  like € 85,- in june upto € 110,- in august.

When you search as a guest the price per night shown is including all costs.

(it is an obligation from the EU)

There are some variables affecting that price:

The amount of nights (cleaning fee is "spread out" for that period)

The place where the guest lives (for VAT amount on service costs)

Also it seems Airbnb guest service fee using the app is (slightly) different then using the website.

Hello Emiel and thank you for your time to answer me.The different prices you see is cause of the what month is.Of course i have different price for August for example,because then is high season and everybody goes like this.The point is that when i search my listing for the same month for example June,it's going to be different the same time if i search it from my mobile,or another device.
