Disclaimer on property conditions upon arrival of guests

Hi there, we are Superhosts and, for the first time, we are renting out our chalet (where we live) for about a week and will be away traveling.

 

We understand the Aircover for Hosts but, the importante question it seems to us, is not the coverage itself. It is the "pre-conditions" of our chalet so that, if some damage happens, we have some acknowledgement from the guests of proper conditions they have found when checking in.

 

So, does anyone have a 'Disclaimer' template or examples being used? any other suggestion to that effect would be welcomed. Many thanks!

We have found that giving guests a disclaimer template or a list of things to check upon their arrival is asking for them to try to nitpick things and most just didn't do it. 

 

What we found works best (for us at least) is to let the guest know that we have our cleaning crew photo document (with time and date stamps) the property upon the completion of their cleaning tasks to help us ensure that the property is in top condition after each guest checks out. 

 

This lets the guest know that we are checking over the listing and have proof of how it looks prior to their arrival without making them check things over themselves. Having time and date stamped photos also gives us the proof needed to dispute a claim if they try to say that things were broken, damaged, dirty or otherwise incorrect.  Kind of a win win!!!

I'm not sure I understand what a 'disclaimer' template is. Is it like a check list you go through with the guest about what condition they found the property in? Kind of the walk through you do when you rent a car? 

 

I have a 'walk through' template I use for my long term rentals, but I never used one for short terms. If you could clarify your question, perhaps we could help you better.
