Discount for 4 persons and a discount for 2 guests

Hello Airbnb Community,

I have a listing that can have a 4 guests capacity, but I want to have a discount (lower price) for three guests and even another discount for two guests. Are we able to do this ?

Hi @Fouad74 

You can set the base price for the listing for 2 guests, and then add an extra guest fee for the 3rd and 4th guest.

Thanks for your response, but in this case my house will be listed as 2 guests occupancy, I want to leave it as a 4 guests occupancy.

Hello @Fouad74 

It will work better on Airbnb to do this the other way round:

1. Change your base rate for 2 people staying (lowest price) on your calendar
2. Under calendar ==>Settings ==>Pricing ==>Additional charges ==>extra person fee

Add the price for 3 people booking and another extra charge for 4 guests staying.

You should check when you receive a booking that the guest has entered the correct number of guests because some will try and avoid paying the extra person charge by entering just two guests!

I want to be listed as a 4 guests listing and not 2.

Yes absolutely @Fouad74 . Our max capacity count for our listing is entered elsewhere - under our listing and number of guests so no worries😊

So now in my settings I have a max occupancy of 4, as you mentioned to go to the calendar and add extra guests fee, but this will be for the 5th and 6th no ?

No, your max occupancy is 4 so you put in your base rate which will be for 2 people booking.

Then you go onto your calendar and under settings and pricing, scroll down to additional charges.  Select extra guest fee and you will see this:

On the right hand side, you can set an extra fee For each guest after and it's set at 1, so change it to 2 and enter the extra cost.  For example, 10€.

Your base rate is 160€ for 2 guests.  A booking for 3 guests will cost 170€ and for 4 guests the charge will be 180€

Double check by doing a private search to check that your new parameters have been saved and are working.
