First Time Listing a Property in France for a UK-Based Company – What Do I Need to Know?

Hello everyone,

I’m getting ready to list a property located in France for the first time on behalf of a UK-based company. This is my first time doing this, and I want to make sure everything is done correctly and that the account stays in good standing (no risk of being locked or restricted).

Right now, I only want to focus on France — not Italy yet.

Could anyone please help me understand:

What specific information do I need to include when listing a property in France?

Are there any legal or platform-specific documents required when listing a property from abroad (as a UK-based company listing in France)?

What kind of company details or verification steps do I need to provide before the property can go live?

Are there any local regulations in France I need to be aware of, such as registration numbers, taxes, or permissions needed for short-term rentals or property listings?

Are there certain fields or numbers I must fill in carefully, and what happens if something is left blank or entered incorrectly?

The company I work with can provide all the required documents — but only as needed. So I want to make sure I know exactly what to request upfront.

As a French host, I strongly recommend that you make all the necessary enquiries before listing as a recent law was passed called the Loi le Meur (also named the anti Airbnb law) that has given the local authorities the possibility to put a cap on the number of STR in a town.

 

There are many administrative measures to undertake before you can list:

 

==>Obtain a SIRET through https://www.inpi.fr/en/

==>Obtain a registration number through the town hall/local district.  Some towns require you to also buy a commercial unit and transform that into a long term dwelling

==>Declare the fiscal number that is attributed to the STR

==>If using a company, then you will be asked for all ID verification of the company, the VAT number, name, email, phone number of the president of the company

 

You don't say in which town you are setting up this STR as each town has it's own requirements - some more lenient than others so it really does depend where you are going to be!

Do you speak French so that I can send you links?

 

You'll have to ask for professional advice as a British company operating in France.

 

Any information missing will indeed result in your listing not being validated or payment stalled until it is.

When you say you are listing on behalf of the company do you work for the company ? Your profile says you're in Egypt but the listing is owned by a UK company to operate in France and Italy?  @Hossam41 

 

The  listing will need to be set up by the company rather than you so the company pays tax on the income. 

 

As well as the great advice @Joelle43 has provided 

 

a) the company needs to speak to its accountant about dual taxation in terms of income

 

b) have a look at the Airbnb Help website it has FAQs around how to market your short term rental business through Airbnb including how the listing is set up as a business rather than an individual host. 

c) check you can meet any STR local regulations before setting up your listing
