Help with my listing

Hello everyone. I am trying to figure out why my listing has been very slow since the past few months. How can I get some recommendation from you? Please

@Yves561. You have great reviews and are clearly a caring host so I'd be investigating. To do this, go to Airbnb in cognito (logoff first) and search in your area to see how often other places are being booked, and the type etc. I appreciate you only have reviews to go on, but also look  at their calendars to see how busy they are, given you are now going into Spring. Has the number of Airbnbs in your area increased lately?.

 

I suspect demand has fallen as cost of living hits home. I read today that traffic at LAX is down considerably.

 

Consider running some specials and target travelling workers. Lots of posts here about that.

2. Photo Enhancements

Quality & Variety: Your photos are beautiful! However, ensure they showcase all key areas, including the bathroom, kitchen (if accessible), relaxation areas, and any unique features.

Cleanliness & Organization: Ensure everything looks spotless and tidy before taking pictures—this creates a great first impression.

3. Pricing Strategy

Market Analysis: Check prices of similar listings in your area and adjust yours accordingly to stay competitive.

Discounts & Special Offers: Consider offering discounts for longer stays or introductory deals to attract initial bookings.

4. Reviews & Ratings

Encourage Guest Reviews: Positive reviews build trust and increase your listing’s appeal.

Respond to Reviews: Engage with guests by responding to their feedback, showing you care about their experience.

5. Extra Services & Personal Touches

We have been with Airbnb for 5 years. We were doing great but it has been very slow the last few months.  Perhaps there is too much competition in my area. Have a great season!
