Hosting on Airbnb Since 2007, and here's how I'm rewarded - Listing removed

I'm  a French national and a loyal Airbnb host since 2007. I am writing to express my profound disappointment and concern regarding the recent decisions to remove two of my three listings in Pondicherry, India, over the past few months. These actions have left me feeling deeply disheartened, particularly because I was not afforded the opportunity to speak with anyone from the Airbnb team about these decisions. As a dedicated host with a longstanding relationship with Airbnb, I have always prioritized providing a great experience for my guests. Over the years, I have accumulated 294 reviews with an overall average rating of 4.7/5. My three listings were all part of the same property, which is also my residence. Despite maintaining an average rating above 4.7/5, two of these listings have been removed, leaving me with only one active listing.

This decision seems inexplicable and inconsistent with Airbnb’s own standards. I am not alone in raising concerns about recent decisions made by Airbnb’s team. Many other hosts have expressed frustration with the lack of communication and transparency in such matters. It is incredibly disheartening to feel that loyal hosts, who have contributed significantly to the platform’s success, are being sidelined without due process or adequate explanation. I have always been exclusively faithful to Airbnb, refraining from listing my property on any other platforms. However, with great regret, I now find myself considering alternative platforms to ensure the sustainability of my hosting efforts. It is a decision I do not take lightly, as I have always valued Airbnb’s community and the opportunities it has provided me as a host.

We're not able to see the listings that were removed, but the remaining listing has a rating of 4.37? Especially concerning are the low ratings for cleanliness and accuracy and complaints from your guests. Airbnb considers anything lower than 4.6 to be very low and may suspend or permanently delete the listings in question. This is normally related to repeated guest guest complaints and poor reviews.

Hello @Alexandre874  . Do you have any information from support? If so, share it here. I recommend you keep the conversation with support via messages. You can always return to them, or forward the content to the next person working on the topic. Do you have any suspicions about what could have caused your listings to be suspended? Problems with the guest, security issues, cameras?

Hi @Alexandre874

Sorry to hear this . It would be unusual for Airbnb not to contact you before removing the listings to highlight why the listings have been suspended . What issues did they raise ?

You mentioned having 4.75 /5 stars at these properties . However all I can see is you have a  4.37 rating for your current listing with a number of guests raising issues relating to cleanliness and maintenance.

Were guests at your other listings in the same property raising these issues too. If so this may have led to your listings being deleted .

personally I would never rely on a single STR marketing channel for my STR business . It's unfortunately a high risk strategy as you have found out

I would also be careful with your remaining listing as Airbnb does suspend and can ban listings that fall below 4.6

@Helen3 , @Joan2709

I saw where such a low rating came from... so out of the last 35 reviews, from October 2023 only one was below 4*. The photos of the house, the equipment clearly indicate its condition, this cannot be a surprise to guests. In my city there are a huge number of offers with reviews barely above 3* and they have been operating for many months, so this is probably not the reason.

@Marcin65

We don't know what the ratings were for the other 2 listings that are suspended @Marcin65 , as those are no longer visible. That said, this appears to be a multiple room property at the same location. The complaints regarding cleanliness probably apply across all the listings, as well at the many reviews mention listing accuracy is lacking.

One never knows how Airbnb will apply their suspension policies in various parts of the world. I will say that Hosts in the US are usually notified if they receive less than 3 stars in any category with suggestions on how to improve. If a Host receives three, 3-star reviews in a short time frame, normally they will suspend the listings for a period of time; or actually remove them permanently.

Yes hosts worldwide are notified if the get three stars or lower @Joan2709

So this host would definitely have known issues were being flagged .

If of course his other listings had some low reviews. It could have been other cause .
