How do I advertise my house when it has recently been converted into a quasi duplex?

Basically they would have the whole two bedroom one bath house with living room, dining room, kitchen, etc. but the front end of the house has been closed off and turned into a very small studio space in which I live.

 If you say "entire house" there might be an issue with some guests who would not be expecting you to be living in the same house "footprint" on the same property. Not sure I would list it as "entire house". Are there separate, private entrances (I'm assuming you have set it up that way). I'm also assuming there are shared walls? Would there be shared driveway spaces and parking? Shared outdoor spaces? 

 

Shared Spaces

Guests want to know if they will see someone else on the property at any time. This includes the driveway and any outdoor spaces (yard, deck, patio) and if there is a shared laundry room. I would also list all shared spaces in captions on the photos, in the description and in the Guest Safety section and make it clear in the description under Other Details that you live on property in a separate part of the house with no direct entry into their space (if that is true). Even with all that, guests don't read. It would be important to use a pre-booking message (if using Instant  Book) or a message to them before accepting a booking, that they should read the entire description and point out that you reside in a small separate unit in the same house to avoid any unhappy guests.

 

I would lean towards listing it as entire rental unit to avoid claims of listing inaccuracy from guests.
