Hows's my place?

Hows's my place?

I just moved to Atlanta, but I have a bedroom that I want to list on Airbnb. I'm 15 minutes from all major tourist destinations in Atlanta. I wanted to know approximately how often I can expect my place to be booked in a month. Also, can you give me feedback on my place? Is it acceptable? Right now, I'm just starting out.

I looked at your listing.  I didn't get the feeling that you know who you are marketing too.

Your pictures and what I as a Guest am offered say very spartan.  Your pricing was more average for the area.

Maybe a good place to start is pretend you are looking for a room in the area.  What do other Hosts offer and at what price?  Then you can decide if this is a good idea for you.

If you offer any STR there is work involved to manage.

Thank you so much!, @Marie8425. I just bought the house, so I'm facing significant financial constraints. I understand what you mean, and I will work on it to make my property more beautiful and cozy for the potential guest.

What is your market?  Sightseers, work stays or travel pit stop?  When you know who your selling too then you can prioritize and create ideas.  For me. my market is usually single male contractors for a month or two.  My rooms aren't all nicely decorated with paintings and throw pillows but I do have things like a mini fridge a food cabinet a arm chair pillow for the bed.  Market has to be your driver.

Hello Nathaniel, just looked at your property and despite the property having the potential to get booked, the photos aren't yet enticing I advise watching a YouTube tutorial on how to compose photos for an Airbnb listing. It would also help to add more photos of the shared amenities that you'll be sharing with the guests so they know how much they can access. Just like Marie said, try exploring properties like yours around your neighborhood to find a good price, you could start out with a discount.

Thank you so much! very helpful.

Photos are very important.  Also look at things like dressers (you can't hang everything), kitchen ideas ( an ice cube coffee or microwave), Quiet time relaxing (reading tv) review differences and differences in price.  I have talked to successful Airbnb Hosts that do have an economy market but their price is also economy.  You have to identify your market and what your market will spend.

I completely agree with you, ma'am! I already had all of that planned in my head; however, I kind of wanted to try the platform as soon as possible, so I just created the listing and probably didn’t put enough effort into the first impression or aesthetics.
