Long Term Rental Agreement Procedure

New to airbnb but not new to renting out our house.  We were formerly with Evolve.  Received a six month rental request today.  I want to have the guest sign a long term rental agreement. What is the procedure?  Do I pre-approve first and then go forward with the rental agreement? Or should I get the rental agreement signed and then pre-approve?

Also airbnb is suggesting a 40% discount  Is that typical?

You can not have the rental contract signed before pre-approve, because you can only communicate in full (like sendng attachments) after a reservation is confirmed. The obligation of signing such a contract must(!) be placed in the listing, read more:

Monthly discount to be set what you prefer.

Suggesting 40% discount seems to me not realistic , I think 20% to 30% monthly discount is most common.
