Managing for someone else at a fixed rate, not percentage

Hey there! I've run my own airbnb for a year and done fairly well. Now a friend would like some help. I don't want to deal with receiving a percentage for doing this, because I know for MYSELF, I do a lot of legwork for my own airbnb, whether someone is in it or not. (ie: Shopping for it, keeping it clean, responding to inquiries, etc). Does anyone else out there simply charge an hourly or monthly rate for managing someone else's property? LMK because I don't think skimming 20% off the top is worth it. 

 

Also, for my own place, I keep the price the same. For my friends' place do you suggest putting auto price changing on, to adjust to market? I don't like that either because lowering my price has also brought in "trouble-guests". I'd personally rather be empty than deal with what the lower prices bring. But my friend is all business, so I'm not quite sure? ADVICE????

Most cohosts charge a percentage. If you want to charge a fixed rate then estimate how much time is involved in managing the listing for each booking and a hourly rate that would make it worth your while to do so. @Cindy1139 

 

One of the areas you get paid to look after is pricing so you would need to do your market research to understand the best pricing strategy for your friends listing .
