Multiple listings for one property vs one property with multiple listings

Hi!

I've been hosting for 3 months. I have 4 listings, one for each available room in my house which I also live in.

 

So far I have 2 5-star reviews for one of them and no reviews for the others. I also can't find the others in the first 12 pages when I do a general search in my area. I do see the 5star room as the first result on the first page.

 

Furthermore, I can't find any of them when I specifically search for rooms in my immediate area!

My question: Is it better to have one listing for the house featuring the 3 rooms? Should I consolidate the 2 listings with 0 reviews into the one with the 2 5-star reviews for better search results? And if so, how do you go about doing that? I've seen other hosts do it and am assuming it's still an option.

@Jennifer-Ife0 if you want to offer the 4 rooms separately then you need to have the 4 listings as you have. No one really knows how the search algorithm works but I always believed it presented those properties with more bookings higher up in the search list. As such you are in a catch 22 situation as you need bookings to get an improved search position but to get bookings you need an improved search position.

When is your high season? It may be that at present there is just not enough business to go around and things will improve in the future. I would consider last minute discounts on the unbooked rooms  and just take a small hit to improve their search positions. Also use the longer description to cross reference to other rooms so that if a company wants to find accommodation for 4 people they will find your place easily.

I'm learning what the seasonal highs and lows are since the property's recently purchased and I do have some discounts in place. All in all, yes, it definitely can feel like a perpetual catch22. Thanks again!

@Jennifer-Ife0 I hesitate to suggest this as it might make your situation worse but if you believe there is a market for the two rooms with a jack and Jill bathroom you could create a separate listing for this and link it to the individual bedrooms calendars to stop  double bookings. The advantage is that you will now appear for people searching for 4 people, the disadvantage is that you might further dilute your bookings across more listings.

I see you prefer females which is understandable but this may be restricting your bookings from thoroughly decent males. I trust you do recognise that, as a female home share host, you can mandate females only.
