LISTING: airbnb.com/h/eaglesnestsandpoint
Last year, we had consistent rentals and have not changed the listing this year...
however, this year, we have no rentals so far!
Any suggestions?
Thank you!!!
@Bob1156 , its a great listing, however i felt lost in the many photos, could you reduce and focus on those that describe your listing better. For other attraction consider creating a guidebook
Hi! I agree with the others. It looks like a great place; you just need to really pare down your photos. Pick the best of the interior and eliminate almost all of the exterior. Perhaps pick 3 of the best. We all are suffering with fewer rentals. All the best!
Thank you
Judy
Hi Bob
Your place looks amazing. It seems that a lot of hosts are experiencing, for no apparent reason a significant drop in bookings, including yours truly. In my limited experience; photos should are the key with the emphases on the interior and immediate exterior of the property. Photos on the surrounding area are best used in a supporting role. Also, Instant booking is definitely worth a try. Finally, I had some success with minimum stay of four days, this may also work for you.
Best of Luck
joe,
Hi Bob,
After viewing your property and reading the suggestions here, I will give you my take.
You have a nice, spacious property with good location and access to amenities.
I noticed you have 180 pictures many of which could be placed in the digital guidebook. Include restaurants and places you love. The colors and decor look more like a hunting lodge than a lake vacation retreat. Lighter... and less is more! I agree that you should rewrite or remove the response to the 4* review. it isn't a good look, and you want future guests to know you are gracious. There's always someone who will leave a less than optimal review, sometimes with no explanation. *and I WOULD NOT give a guest a 5* review out of the (kindness of your heart) We owners rely on these guest reviews to protect us from damage and liability issues. I would also consider lessening the required stay and also make the cancelation policy not so firm. This scares away guests.
Hope this helps... Blessings in your journey.
Linda
Have you looked at other listings in the same price range and compared? Is your listing competitive enough?
I love your fireplace, and I think I would highlight it a bit more.
Your bathroom pictures didn't wow me. You could add a nice towel and retake that pic.
Also I agree too many tourist photos. I like some but you have too many.
Hang in there!
Your space on Airbnb looks amazing.
What I would improve is the mosaic of presentation photos. The first 5 photos of your listing appear disorganized and repetitive. I would choose the first 5 that show different spaces and highlight the best aspects of your space in those 5 photos. There are too many corporate or condominium photos, and they look cluttered.
I would reduce it to 3 photos per space.
The description is very long. Try to summarize the features more concisely.
For the bedding, it would be good to use solid colors and add color to the cushions. The bed compositions look incredible, but the combination of stripes, colors, and diamonds makes the image feel overloaded with information.
Best regards!
