I checked ur property and u should do few tweaks.
Like, change the minimum number of nights needed to book from 5 to atleast 1-2
Change some policies like partying, smoking, checkin time to morning and afternoon.
Some leniancy with that might attract more guests.
Adding some more photos lest be of the same space and some bright ones.
Your pricing is still good and even the property looks good.

Your listing says no dryer, no heating, no smoke or CO detectors. I think you need to add these things, or correct your listing if they do exist.
I think your min stay of 5 nights is killing you. Try going to 2 night min, and maybe offer a discount for stays of 5 days or longer.
Also, if this is a new listing, you can also offer a discount for the first 3 reservations (for example). It will be worth it to get rentals coming in, and get some reviews specific to this property.

Make the house a bit more cozy with more art and nice touches. Definitely change the minimum stay requirement as others have said. Better photos would be good too!

I have stayed a few times in Kochi in the past. Most foreign travellers want to stay in the old town, Fort Kochi, and your listing is unlikely to attract those visitors. I expect you will gain bookings from the local market.
As others have said, reduce your minimum stay from 5 to 2 nights. You can always increase it when you have gained good reviews.
Have a look at other listings which are getting bookings and copy some of their ideas. As others have suggested, include soft furnishings and art work on the walls. Add some greenery, real or artificial plants. Basically add some individual character to the home.Maybe show pictures which illustrate the views from the rooms too.
I don't think you need to include a photo of the cutlery drawer - would you decide to rent a place based on a few spoons and forks?

Hi @Ravi578 ! As previous replies really … look and compare your property to similar Air B&B properties in the area - do recommend you reduce your minimum stay ! Place looks lovely ( get rid of the cutlery drawer photo though🥴) and definitely fit smoke detectors …. but main point for me , coming from UK, is what would entice me to visit Kochi ? Tell me a more about why I should visit your part of the world !?

You have a good space in a lovely looking villa. You have lots of clear information on your listing.
I feel there is an opportunity with the photos.
The photos are a little sterile and can be made more inviting with use of greenery, rugs, etc. All photos have the blinds down, perhaps some with natural light.
There could be more emphasis on the 3 bedrooms so guests know where they will be sleeping.
There is no mention of a shower in the bathroom. Probably only one photo required of bathroom.
The kitchen again could be made homely and no need, in my opinion to have a photo with cupboard doors open.
The living space could have a rug, colour cushions/scatters for the sofa. Remove the ironing board from sight.
Worth also investing in a carbon monoxide detector.
Have you checked the competition on Airbnb for their pricing and amenities in the area?

I guess you are not receiving any reservation on your property either because of the location or the pricing.
I am not familiar with your location, but I can advise that you should use the recommended pricing from Airbnb.
Airbnb have accesses to date regarding the market in your local area, and they can recommend a pricing that will keep your property competitive with the others.

Congrats on hosting this great space.
I agree with most of the recommendations from the other hosts. Perhaps take new pictures with a plant in each picture for colour. Or a flower arrangement on the table - it adds something fresh.
Take a picture of the kitchen with closed drawers and the toilet needs to be closed.

I just looked at your first listing it says 3 bedrooms 3 baths but you only have pictures of 2 bedrooms and two baths.
I realize different pricing than the U.S. but I priced the max of 6 and it came out to $7 per person per night with no discounts. To me that appears scary cheap.
Try changing up the cover photo to something that speaks to the guest Big living room or maybe a patio.
Fix the bedroom folders the platform is not showing your beds on the first page of ad, Where you will sleep
If your promoting to families with children, get smoke detectors. That is important to the Guest.
