@Valerie1112 lovely listing! The only question I was left with and I would ask as a guest is - Is this a stand alone unit or in quadruplex? Or condo building? It does not say private entrance so it leads me to believe it’s shared with??? But it’s listed as Entire home and no spare spaces.
Not that it’s a deal breaker for me but nice to know. Someone else may have the impression they are completely alone in the building and they aren’t? People want to know if there is a unit above them. Will there be anyone stomping around or playing loud music?

Its one house with a penthouse above and a private backyard behind the house (our appt.) . The appt we listed on Airbnb is for the guest so the front yard is practically totally for them.
We do not use the front yard as much when we have guest to give them full privacy ( the feeling of it).
we share one entrance to the house situated in the front yard, but it leads directly to the stairs of our condo and the guests can drive from the gate and park the car just in front of their apartment.
What do you think about the price??
I see some people listing apartments for with multiple bedrooms for 2 guests and then charging extra for extra guest.
what's in your opinion the best strategy to get more reservations?
Hi! Thanks for the explanation. If I missed it, pardon me. I would be sure to make that explanation in the listing that the upper apartment is owner occupied and quiet. Also that you give them the privacy of the front yard. Pricing wise it very affordable. In my opinion, too affordable. Having said that, I would book it in a heart beat at that price. It’s cheaper than most hotels in Canada. As a traveler, I would also pay about 50% more (or higher) for your place.
If you were to get 100% more per night and half the bookings which means half the work and half the wear and tear, you can manage this so much easier and work towards adding another listing at some point if you want.
I had my Executive Apt two low for the first year and I was getting 4s for value. I’ve almost tripled the price, added more personal homey touches and it’s 5s across the board. Have fun!! It’s a very nice place! Remember prices are not set in stone. Find out what works for you!

@Valerie1112 You need to make the living situation clear. State that it is an on-site host property and where you live.
@Valerie1112 regarding charging for extra guests. We don't as the cost of 2 guests is pretty much the sam was the cost for 6 especially as 2 guests can use all the bedrooms. Also, in high season, if you give a low price for 2 you are giving up a high price for more people.
Some hosts have a low season listing with prices varying with number of guests and a high season listing with a high price for all guests.
