In Need Of Valuable Support From Experienced Hosts Of Our Community

Hello I'm Nalin from Nainital (India), hope you are well. My experience as a host at Airbnb was initially great. But the sad part is that after a couple of bookings that too in the months of May & June I have not received any bookings from Airbnb I have been hosting guest's are booking from other travel portals but not Airbnb. I'm still optimistic and I still look forward to host guest's from Airbnb once again & would require your valuable suggestions & guidance for the same.

Suggestions

Look at your listing insights report. Such low rentals is going to result in lower page ranking because if the Airbnb algorithm.  Look though how often is your ad clicked on, if even lower than expected then your title and cover photo should be changed up.  Remember your focus on Airbnb is not a LTR and are you enticing that audience.

The Where you sleep shows me a living room not two separate bedrooms.

You have 1 bathroom and it appears attached to a bedroom.  I would make that clear as it will effect experiences.  Many rentals are set up as yours but you have to market to the audience that would be receptive.  Not written in stone but usually it is parents with kids, because if someone has to use the bathroom in the middle of the night they need access to my bedroom were I am asleep.  Kids okay but another adult couple maybe not.

A family is probably interested in a week stay.  Rewrite your ad pages focused on that rather than longer stays.  What sights can the  family  enjoy, nearby family friendly dining and maybe other transportation options if non driving is preferred.

A smoke detector and a carbon dioxide monitor are both very inexpensive items, parents want their children safe.  That will effect people making their decision.

Don't take out your bar pictures but show me the mini fridge, the gas stove and dishwasher.  A mom is interested in morning coffee, family breakfast and clean up necessary.

It looks like a safe and quiet area.  That information is important to parents,

You have accessibility pictures.  You need to say what floor the unit is on and stairs or elevators.  Avoid someone having the wrong impression.

Develop some Guidebooks with a family vacationing in mind.

Turning on Instabook will push you higher in search results.  It is something you can turn off and on as needed,  When I use it I set my notification time higher.  Allowing me time to make contact and get a feel for the Guest.

Hello @Meenakshi17 ,

Thank you for sharing your experience! It’s great to hear that you’ve been successful on other platforms, and I'm confident with some tweaks, your Airbnb bookings will pick up as well. Here are a few suggestions that might help you attract more guests and make your space even more appealing.

For design, creating an inviting atmosphere is key. Make sure your listing photos are bright and high-quality, showcasing your space at its best. Adding a few warm touches like cozy textiles, fresh flowers, or local artwork can make a big difference in creating a welcoming environment. Think about the small details that make guests feel at home, like soft lighting, decorative pillows, or a comfortable seating area where they can relax. If possible, refresh your decor to reflect the natural beauty of Nainital, incorporating earthy tones and materials that connect with the serene surroundings.

As for hosting, guests appreciate personal touches and excellent communication. Make sure to update your profile with a warm and welcoming message, and be quick to respond to inquiries. If your guests are mostly international, consider offering a guide to local activities, restaurants, and transportation tips, as it shows you’re invested in their experience.

Finally, try to gather more reviews from your guests, as positive feedback significantly boosts visibility and trust. You might even reach out to past guests from other platforms and encourage them to book again through Airbnb, offering a small incentive, like a personalized welcome or a small discount for their loyalty.

Stay optimistic, and best of luck with your hosting!
