Lease terms in UK : Is running an Air BNB trade or business at the property

Hi all, despite checking and getting approval for our let, we now have a new freeholder. They are saying air bnb letting is deemed a business and hence potentially breaking our lease contract. We consider it to not be.

'Under schedule 5, it stipulates not to use the Property for any purpose other than for the Permitted Use or carry on any trade or business at the property.

Our client deems holiday letting as a trade and business.'

Does anyone know how to get around this? Any help would be massively appreciated 🙂
