I currently have four active waterfront listings, with a fifth one coming this June. Two of them require a 31-night minimum stay, while the others allow a 2-night minimum.
One thing I’ve noticed is how the platform’s algorithm seems to average out all the reviews across my listings, which impacts my overall rating. It feels a bit unfair that if something goes slightly wrong with a guest at one property, it affects the rating of the others. Shouldn’t each listing be evaluated on its own merits?
I completely understand that hosts are rated as individuals, and I’ve been proud to maintain Super host status for years. But it seems like individual property experiences should be weighted more independently. Right now, it feels like one four-star review, even if all others are five stars, can bring down the entire average.
Am I misunderstanding how this works? Or am I just losing it? (Honestly, either is possible—LOL.) I'd appreciate any clarification or insight if someone understands the system better!
