Hi all
I am new to hosting. I used to do Airbnb hosting through a third party, now I am taking the reigns to have full control of bookings and choice of guests.
Is Aircover automatically included?
If a guest hurts themselves at my property, who is liable?
Do I need to take out Short term accommodation insurance?
I am located in Western Australia and have council approval.

I used to host through a third party, until I had a criminal in my house as the third party didn't do their verification properly.
So now I manage my own property, which I still reside in when I don't have bookings.
I have been hosting for 1 month this time around, so far so good, 3 bookings already.

Yes, Aircover is automatically included with all Airbnb bookings. I haven’t needed to use it in four years, but each case is different, and some damages or incidents may not be covered. Always document everything with photos and report issues promptly.
In Australia, extra liability insurance is highly recommended. Many hosts discuss this in Airbnb community groups. Check with your home insurer first as some policies don’t cover STRA and your policy may be canceled.
It is discussed on Airbnb Hosts community page that an insurance broker can help find the right coverage/ for you.
In Western Australia you have a new Community Leader has been appointed her name is Cherie Seymour. If you are not a member you need to join as there may be hosts near you that you can meet and have a chat with. As Western Australia is a large state as we all know, I am sure there are going to be zoom meetings for you join and get involved as you will hear and see information that will assist you.

Aircover is limited and no substitute for having your own home insurance.
