Changes in Trends: Beaverton Oregon

I am experiencing a significant shift in booking trends and wondering if others are as well.  My listing is part of the footprint of my home but there is no access between the spaces.  The listing is highly rated by guests.  Until recently once a booking was made there were almost no cancellations, and the length of stay was a pleasant mix of long and short-term. 

 

This year, when prospective guests book longer stays (1 week +) they have been cancelling a day or two later - pretty consistently.  I get the sense that there may be bidding wars going on behind the scene?   I offer a very solid value and do not manipulate my pricing, which has always resulted in high quality diverse guests.  

 

I am also wondering if there is market saturation and hosts with multiple listings are affecting market(s).  Are hosts with multiple listings willing to drop prices to rock bottom in order to maintain high occupancy rates?  For many reasons, I am unable or unwilling to engage in that practice because my situation depends on quality of guests, which has thus far been very high.  

 

I am confident that Tucked Inn will continue to be booked enough for my purposes - but it would be helpful to have a better understanding of the trends specific to the Airbnb platform.

It’s likely the latter (market saturation). That is real in many locations. Do a search on “slow bookings” in this community, and you’ll see all the posts in all of their agonizing glory.😞

 

Markets tend to normalize, though, so if you can hang in there, inventory might decrease as hosts realize this isn’t the easy way to riches they thought it would be when they jumped into the market in 2020, 2021, and the first part of 2022. That will leave everyone left standing with more business.
