Hi everyone, happy new year. I havent seen any other threads that explicitly answer this question, if you know of any please send me a link.
I want to set custom prices for certain weeks but am happy for smart pricing to do it's thing for the other weeks. If I turn smart pricing on will it override my custom weekly prices, or will the custom weekly prices override smart pricing?
Update: I have four different listings, it appears that the custom weekly price I have set for one listing is being applied to all of my listings, which is wrong as they are for different properties - has anyone come across this and found a way of fixing it? Thanks again
All - I also raised these questions to the Airbnb helpdesk and the incredibly helpful @Ed very quickly gave me these answers which he said I could re-post here - hope it helps you too:
"...You can use a Rule Set to set a custom discount for a specified period for specific listings. In order to use Rule Sets, you have to activate Professional Tools first. Here is a link that describes the what and how of the Pro Tools
@Louise-And-Matt0 Thank you for the helpful links. I don't know if Ed told you that pricing Rule Sets don't work with Smart Pricing. Have you found that to be the case?
Hi Ann, that's right. We have been using this for a couple of weeks now and have found we have to turn off smart pricing, set a nightly rate, then apply the rules to adjust the rate up or down for certain dates/properties. The calendar shows the prices after the rules have been applied. We noticed that sometimes it takes up to a few days for the calendar to catch up with any changes made to the nightly price but now it's settled down it's been working fine 👍
