Glasgow Airbnb Regulations

Hi there, 

 

I have successfully hosted an Airbnb property in London for 3 years. We are now selling up and I would love to be able to do the same in my home town of Glasgow (we have been thinking of purchasing a property there and doing either long-term letting, or Airbnb letting- we wouldn't live in the property).

 

However, I have recently read that there is now a rule that states that you can't let out a property in Glasgow on Airbnb, if it has a communal close. When I research the properties that are being let out, it seems to me that a huge amount of them must be in buildings that have a communal entrance.

 

Am I missing something here? Is it just not being enforced? And would it be unwise for us to look to Glasgow as a suitable place for this type of letting? There also seems to be many Airbnb property management companies that I can't imagine would be operating if that rule was fully enforced?

As a London host you will know there are plenty of unscrupulous hosts and airbnb management companies who have illegal lettings that don't meet local government regulations. @Kathleen200 

 

I am not sure what you mean by 'communal close' but if it's a new regulations likely its not being enforced yet. Local government at the moment is rather overwhelmed with managing Covid so I wouldn't imagine enforcing this would be top of their priority list 🙂

 

If you want to do STR in Glasgow do your market research on the councils STR regulations and your competition, put together a budget, identifying all your costs and likely charge out rates and number of days you will be able to let,  so you can work out if you are likely to get the booking you need to make it a profitable business.
