Host does not have permission from Owner to sublet on Airbnb

I leased my property in Jamaica to a couple who expressed an interest to buy. The lease was 3 years and expired 2021, I then gave them an extension of 1 year by email due to the pandemic which expired 8th May 2022. On 17th May I told the couple I no longer want to sell and that they had 4 years and their time is up, and we want our property back. They did not approach my attorney to purchase or with proof of funds At any time in all the 4 years. Having learned I want the property back they then served me notice to go to court for breach of contract (which I am clearly not) Court proceedings take many years in Jamaica, and the couple are taking advantage of  very slow legal system to make hundreds of thousands of dollars subletting through Airbnb. My attorney served them with a ‘notice to quit’, and litigation is now in progress. They do not have a lease or permission to use the property, they don’t even live in it, they have their own properties!
I have told Airbnb about the ‘notice to quit’ sent them a copy of the document. Sent Airbnb proof of ownership and legal intervention and Airbnb still refuse to close their account. I am just fobbed off each time, and believe me I have tried to reach out to Airbnb a number of times. I am denied entry to my property and the couple continue to sublet irresponsibly through Airbnb. If anyone has any ideas, or if Airbnb are reading this I am desperate for help thanks 🙏

I would say, when the guests are living at the property, you can go and knock and talk to the guests, tell them your story. Keep doing this and the host will start getting bad reviews. This may prompt the host to talk to you or your attorney.

The host is on the other side of the world from the property, so she can't just go and knock...

You are screwed and DO NOT expect Airbnb to do anything.  This is money they would be losing out on.  Same think is happening in the US.

 

Are you paying for the utilities?  Gas, water, electricity?  Suspend the utilities.  Or if they are not in your name put them in your name and suspend service.
