Increase in TOT in San Diego / Airbnb shows old rate / Any updates

We recently received an email from the City of San Diego saying that they were raising TOT from 10.5% to between 11.75-13.75% depending on which zone you live in. Since Airbnb collects our TOT automatically I have been trying to get a hold of someone at Airbnb to double check that they are updating the collection percentage as of May 1st 2025. I have been getting the run-around and the Tax Page still shows that 10.5% tax rate. Has anyone had any contact with Airbnb regarding this issue?

The City of San Diego (City) has prevailed in trial court and is implementing Measure C (Ordinance O-21143), which establishes three tax zones (11.75%, 12.75%, and 13.75%). The increase in tax revenue will assist the City in addressing homelessness, street repairs, and San Diego Convention Center improvements. To determine the tax rate for the STRO property, visit the City’s in interactive tax zone lookup map.

The Transient Occupancy Tax is assessed on guests and must be collected at the same time the room re...San Diego Municipal Code section 35.0112). Therefore, when rent is collected from a guest on or after May 1, 2025, the TOT Operator for the STRO license must also collect the TOT at the new tax rate. It is the TOT Operator’s responsibility to ensure the TOT is collected and remitted accurately to the City of San Diego, even if you remit through a property management company or online hosting service.

Please visit our website at www.sandiego.gov/tot to access additional information and resources, including an interactive tax zone lookup map and to register for future notifications via email. An updated TOT return form will also be available on the TOT website on or before May 1, 2025. Operators can also access the TOT online payment portal at https://webapps.sandiego.gov/TOTPay/; making payments online is easy, convenient, and minimizes calculation errors.

How long have you been hosting so far?

I'm tagging a few hosts from San Diego to see what advice they can offer: @Dana225@Zachary289@Casey419@Haydee62@Nabeel20@Jessica4284@Denise1884@Thuong--Trish-0@Marcia782 and @Miles9.

Thank you in advance, everyone!

I also recommend sharing this in our 👉 Local Host Clubs, where you'll find hosts from your area.

Thank you. I have been a host for 14 years. I am not on Facebook so not a part of the Local Host Clubs. If there are any on Airbnb I might consider joining.

@Gloria-and-Sean0   On the advice of my accountant, if there is a discrepancy in the amount of tax collected by AirBnB and other OTAs and the amount of tax due, add the missing percentage under the custom tax section and file the appropriate reports to pay the missing portion.
