What is everyone using for insurance? Are there companies who seem to specialize in covering AirBnb's STR's? I just received ...
Hi to all.
Am Irish, but live in Andalucia Spain.
Am new to airbnb and quite excited by this new venture.
We have a cute annexe on our property that we have spent a lot of time, preparing, feom the perspective of a guest, based on our own travel experiences . We have tried to ensure we have included all the things we have needed in the past. Above all, comfortable beds, to ensure a good nights sleep.
We got our licence for tourism accommodation (obligatory here n Spain) just a few weeks ago. We are very proud of this, as they are not easy to get here, of late.
We are looking forward to our first airbnb guest in July..
Any tips to get more bookings in before then?
We are rural and approx 35 mins drive from the beach.
This is a very peaceful and tranquil location, so not really suited for full on party mode holiday makers.
Our location is great for walkers, cyclists, motorbikers,.. more for relaxing and unwinding or the more active adventurer types.
Any advice or tips are always welcome.
Wishing you all, full calendars all year round
Vony
Did you look into likely supply and demand before setting up your STR business @Yvonne984 to give you an idea of likely demand?
Sounds like you'd also benefit from setting up direct booking channels and investing in marketing directly to walkers, cyclists and bikers through groups and websites they use.
Also I notice you have an ad on your listing asking people to what's app you directly for bookings Airbnb doesn't allow you to advertise for direct bookings on its listings so I'd advise removing this image of it could give them grounds for removing you from their platform.
Thank you for you insighs. I will remove that from.my photos now.

Hello @Yvonne984, welcome to our amazing community!
It's great to see some suggestions from our experienced Hosts. Please let us know when you've implemented these changes, as our Hosts will be happy to take a second look at your listing.
All the best 🌟
I would suggest a better picture of a dining area for 4 people. Your bed set up and plastic dishes (which I always suggest for kids) are inviting families. What is good if I have my two kids? Most families don't travel with bikes for everyone. Hiking, maybe present knapsacks, water bottles and maps of trails that are family friendly. Your living room looks like it has a great window view, show the view and even just some throw pillows so looks cozy and inviting. You don't need a lot of space but make your spaces enticing too who you want. Picnic supplies, a badminton set up for children. a frisbee, you don't have to spend a lot, actually with children you don't want to because accidents happen. A football to toss. If I am taking a week get away with my kids somewhere unfamiliar to me. As mom anything I don't have to pack is aa big plus and informative guidebooks tell me what's in the area..
Thank you. I will lookntonset up the dining table set for 4 people. It is an extending table, whuch I now realise is not obvious that it can seat 4 comfortably. Thank you for pointing this out.
I will look into providing more games and toys for children. We do alrrady have 2 adult bikes that people can hire. We have not yet been able to afford any more as quality does not come cheap. We feel quality is usually more durable.
I was concerned about adding more cushions to settee as thought it would make it look cluttered. However, I will address that and take more photos.
Thank you for your advice. It is appreciated and I will look to address these points now.
