Managing Problem Listings & Protecting Host Ratings

Hi everyone,

 

How do you handle "problem" listings—those where you've provided owners with recommendations to improve review ratings, but they haven't followed through, often due to financial constraints?

 

I manage a high-occupancy home with significant wear and tear. We've advised the owner to address these issues, but no changes have been made. As a result, we're consistently receiving 4-star reviews, which are affecting our Superhost status and overall stats.

 

Have you found any effective ways to manage these types of listings without compromising your host rating? Are there any account setup strategies that have worked for you?

What sort of improvements have you suggested? Often issues at listings don't relate to costly improvements but issues such as cleanliness or communication for example. 


If the host isn't willing/able to make the  changes needed to create a successful listing, as a cohost,  I would walk away or likely I probably wouldn't have taken the listing on in the first place. @Karlton3
