New AirBNB laws in Atlanta
Hello everyone,
a friend of mine that’s a host said he received an email about the new AirBNB laws in Atlanta did anyone hear about this I have not received that email

Further, Airbnb has given all Atlanta hosts until June 1 to get the permits or Airbnb will shut them down. The City of Atlanta has also given Atlanta hosts until June 1 to get the permits or risks fines and such.

Make one property your primary residence, open a postal box, and have mail sent there. You can rent a property on a year lease to your property manager, and then allow that person to sublease the unit on Airbnb as your co-host.

The 2 companies we're talking to are large entities and I am not sure that they'd be willing to go this route. In any case I will make the proposition.

We don't live in Atlanta but own two houses that are used for Airbnb. Here's the problem:
Under the new ordinance, which goes into effect September 1, 2021, hosts must get permits from the Department of Planning and Community Development and pay a $150 nonrefundable application fee. Owners and long-term tenants are eligible to get two permits total — one for a property that’s their primary address and one for another property.
We will have to either sell our properties or rent them with 1-year leases. To make matters worse, we are moving out of state and were planning to use a management company for the Airbnb business.
Does anyone have a solution?

Hi Marie,
With the new laws in Atlanta for only two airbnb properties, it was a challenge trying to figure out what to do with additional properties without losing money to property management companies. I found a management company that place tenants in your property without charge AND pay you directly.
