@Sophie2180 I'm having a really hard time with your listing. You say one guest two bedrooms? It's completely unclear if you are letting the whole two bedroom place, or you are there and you are renting the other bedroom. It's very confusing, and you are likely to get a guest who thinks they get the whole two bedroom apartment. And for $48??? Your apartment will get trashed if that's the case. You are a sitting duck for someone to steal everything you own, and/or trash your whole apartment.
If you are staying there and renting the second bedroom, then your listing is for a private room/shared bath. It's ONE bedroom for rent. You need to make that clear, if that's the case.
Low prices attract really bad guests. You need to do a simple search in your area on AirBnB to find out the going rate. Maybe just limit to female guests if that makes you feel safer.
Take out ALL of the extra pictures. Nobody needs to see pictures of flowers or Joe Biden and Volodymyr Zelenskyy , a latte, food, and shopping bags?? That was even more confusing. Furthermore, your full name is displayed in some of the pics. Big mistake.
Use the description area to describe YOUR apartment and what the guest needs to know about staying there. Don't use it to talk about local waterfalls. That's for a guidebook, or in person suggestions if your guest asks. For apartment shares you need to be very specific about house rules: kitchen access, quiet hours, cleanliness, etc. What happens when they use all the ink in your printer and then want YOU to buy more? Will they be home all day? Is that something you want or can tolerate? Do you want the TV blaring at midnight?
You should look at some local listings similar to yours but with an experiences host who has been on AirBnB for a while. Look at their house rules and prices. Change your listing accordingly.
Please make these changes quickly, or you are likely to run into a bad situation with guests. Good luck. Kia
