Pricing

Pricing

Hey Everyone ! I'm looking for someone who can manage the pricing of my listings while keeping the occupancy rate at 90% and make the booking come more in advance.

90% is a high occupancy rate .

have you checked supply and demand for your sort of listing in your location @Kabene0 ?

occupancy isn't just down to pricing but things like your cancellation policy , supply and demand , whether you take shorter bookings,  etc.

airbnb have a cohost database you can use in some locations or join your local host group and ask for cohost recommendations.

I use Price Optimizer from Guesty for Hosts. Price Labs is another popular tool that can manage pricing and keep occupancy high.

Looks like you already have strong occupancy for next winter season, but then almost nothing from May to December, while current month April is strongly booked. So I am guessing this is due to Dubai's hot summer and typical seasonality. The pricing tools will help a lot with that by recommending the prices you should drop to, and you can set them up to automatically adjust based on current demand.

I hope this helps. Great work with your perfect 5.0 rating after 21 reviews!
