Room in a home, but with high traffic nearby

Hello, I have hosted before in a smaller home I used to have. Now I moved into a larger place, and can rent out a room again, this time with the guests having their own private bathroom with a big tub, much nicer kitchen amenities, exercise equipment and a nice, large deck. I plan to offer breakfast too, to 1) stand out from the competition, and 2) there are no decent breakfast places in the vicinity.

 

However, the room faces the highway, which is an interprovincial 2 lane highway (1 lane in each direction). This might be a good thing as the property is quite accessible to interprovincial travelers, I don't know. 

I will add a 6 mil glass pane to reduce the noise, but the low rumbles of the truckers will still be able to be detected.

The other negative is that the room, being only 10 x 10 feet, can only have a queen bed maximum in there. The mattress, pillows and linens are decent, with the mattress not transferring much motion if there are 2 people.

 

Anyways, for you hosts who use AirDna, it is listing Stettler, Alberta as bad, with an average income of around $6000 Canadian dollars. Does this mean that listings only make that much on average? I can't seem to find a forum where I can ask these questions, I must have missed it somewhere. $6,000 per year to me would be a godsend for now anyways as I am retired!

 

Are there any of you in high traffic areas that still do decent in terms of yearly averages? Any other tips you can give me would be appreciated, thanks!

I forgot to mention, the traffic that goes by is mostly during the day, and it quiets down between 10 P.M. and 5:30 A.M. 

It is not congested traffic. Vehicles go by at a rate of 1 per minute or more. It is just high speed usually, not stop and go, and it is on flat land, so no one is racing up a hill.
