Starting a new listing

Hello everyone!

I will be adding a new listing some time in January. Does anyone know about any disadvantages of starting to work on it now and making it live when I am ready? Not sure if the initial boost is not as good or anything else to consider.

from my experience as a super host for more than two years before putting your listing online I suggest you make sure that everything is 100% ready. Airbnb favors the positioning of new listings and is the best opportunity to get good reviews that will then allow you to have more guests in the future 😉

@Andrea6232 i’ve been a super host for six years with multiple properties and certainly value input of a colleague. This is not my question though. My question is about a draft.

@Inna22. Might not be exactly the same situation but last week I unsnoozed two listing back to live. The calendar booking window doesnt start till April but I thought just in case someone wants to plan ahead for Easter holidays (cheaper than at moment).

 

In doing it now rather than later I noticed quite a few options and pricing points that I wanted to change, photos to update etc. so I think thats an advantage for me rather than doing last minute rush.

 

Since going live one seems to change between Superhost and Guest Favourite designations. Does that boost it for me- no idea but at least its ready to take bookings. They are not places you would book last minute anyway. I give up trying to anticipate the algorithm...

@Frances3408 this is what I was trying to find out specifically: when you start a new draft, Airbnb is prepared to give you a boost once you go live. Let’s give that boost 100 points. If you takes you a month to finish your draft, does that boost deflate to 70 points? If you sit on a draft for six months working on it while you are repairing your house and eventually release it, does your boost go down to 10 points? I’m only giving it points to make my question Clear. And obviously, none of us might know what the trail algorithm is, and Airbnb self might not even know it.

 

Having said that, your feedback has been valuable, it does make sense to release it sooner rather than later to have time to, tweak it. 

@Inna22 . Yes, I thought that was what you were asking. I dont think anyone outside AIrbnb IT knows the magic formula. I didnt get any boost for unsnoozing and the views still sit at zero as its too far ahead. Obviously new gets a boost but I have to say around here it doesnt seem to last longer than 2 weeks.

 

If I were you I would keep an eye on local views, booking lead times, and competitor listings that are already booked for the time you are considering launching.
