Id like to host my 1 bedroom apartment in Chelsea Bridge Wharf- I do not reside there except for the two weeks in summer- I didnt quite understand the terms so can someone explain please the 90 day rule? Id like to manage the hosting of it by a managing service and id like to rent it out throughout the year except the days I am in London. Do I need an exemption? what are the rules please?
@Sam4505 if you are going for long term lets it would be better for you not to use Air because of the potential for ending up having to go to court to get people out.

Not long term- lots of short term guests throughout the year. Is this allowed? Or can I only host 90 days out of the year to all guests short term? I’d like to host short term throughout the year- I’d prefer not to host long term in case I’d like to come back for a few days so to have guests throughout the year to stay in my flat short term but I think it’s saying I need an exemption for this no?
Your chance of getting an exemption in that part of London is slim to nothing.
As Mike says Airbnb isn't suitable for longer term lets.
You need to go through an estate agent or letting agents and take a longer term let where you take up references, take a deposit and have tenants sign a lease. @Sam4505
How about looking for a host nearby whom you can deal with to manage it so you can still book the days you want return and share profit. So a kind of agreed partner which I did with my sister abroad. I'm interested. Lol
No, I'm afraid I don't believe you can do this as it's against the law. It's not an Airbnb rule, it is the law in London. You cannot let out a separate property (i.e. one where you do not live yourself as your primary residence) on STR for more than 90 nights a year. Airbnb only imposed this restriction because it is the law here.
If it is actually your primary residence, i.e. you do not live elsewhere, but you just happen to travel a lot/stay with a partner or family etc. then it might be possible. But, if this property is not your actual home, then it is restricted to law as 90 nights a year max.
