I have land (20 acres) and I want to start a micro resort, what are the first initial steps, especially when it comes to getting the land approved for building and commercial use. The next thing I would love help with is how to best go about developing the land with utilies. I am in a remote around, heavily wooded, so electric, septic and well is necessary.

In my country you need planning permission and would normally employ and architect to draw up plans for the council to approve. . We also need to meet building regulations,

Wow....big project but sounds awesome! You're biggest hurdles would be determining if you can even build such a complex (zoning) and have determined what all the local regulations would be. I would also do some research on viability of a micro resort and whether there would even be a market for it in the area. What would bring people to the area in the first place? Are there any regulations currently or planned to regulate short term rentals in the area? You could use research tools like AirDna to see if there is a potential there. Right now, building from scratch is a huge endeavor with supply chain issues and looming tariffs increasing the cost of building, so you would need to be sure you have the cash flow to handle the inevitable building delays
