When a guest stays more than a month, how do you charge utilities? Extra cleanings?

I received a 5 month reservation (awesome) but I am not going to make any money!

ANy suggestions?

Your costs should include all utilities.

Regarding extra cleaning, if it is a 5 months booking, on a full house, the guest should be responsible for the cleaning of the property.

May be interesting for you to get a short term renting contract, that you need the guest to sign, where you include the guest responsibilities for those 5 months.

Also, go over the property with the guest, taking pictures of the state of the property, or a video (where the guest appears), to ensure that they agree with the state of the property and that any damage will be charged to the guest.

@Mariela179 If you aren’t making any money from the booking it sounds like you don’t have your pricing structure set up correctly.

 

as already mentioned if you want to offer additional weekly or monthly cleans to help you keep an eye on the place you should mention in your house rules that this is available at an extra cost for long term guests.

 

you should have priced utilities into any discounted monthly rate

Hi there, you will need a seperate contract to protect yourself.  It's good you are charging.... airbnb use to have a system for this , but no longer does, its up to the host to make any arrangement s for utilities.
