This is not an advertisement nor is it a solicitation for a business. I am merely inquiring if this sort of Service might be ...
We've been on airbnb for 8 years and the business keeps falling off. We NEVER have received a bad review for any of our 4 cottages at *. We're 5-Star Super Hosts. I think the market is over-saturated with "corporate" enterprises owning many properties and are therefore able to employ marketing professional to lure the travelers in. We are owners living on the ranch with guest houses, people marvel at the cleanliness, the beauty, the amenities, yet business has fallen off 60-70% since the COVID boom. We've hired a digital marketing specialist, and the bookings we get barely cover our marketing expenses. Any ideas?

Hi @Sherry124
Yes it looks like a very frustrating situation when I search for the cottages. You've identified the issue - there's nothing wrong with the cottages, it's just the rank. They're not showing in the general results.
Start with the easiest one - the green one that sleeps 3. This one only competes with listings of 3 guests and higher, and when you search for 3 guests you eliminate all of your other cottages (so you can just focus on this one first). Choose a near stretch with availability, like 1 to 6 April.
Open a tab in private mode and use a (as narrow as practical) search term that you think guests may use, perhaps Canyon Lake? When I do this, I don't see the green cottage at all for 3 guests, 1 to 6 April (although I can see it when I zoom on the map, so it is there!). You'll have to make changes so you can find it in search and then optimise it.
I think you have instant book on? This helps you in the search results, but you may want to turn it off while you experiment. You already have a guest-friendly cancellation policy, but change it to free cancellation for the experiment. Put a seriously tempting custom promotion percentage on for 1 to 6 April.
Open a tab in private mode again, 1 - 6 April, 3 guests, and search until you see the green cottage. Close the tab, lower the price more, and search again.
(If you click on your own listing at all, be sure to close and re-open the private mode tab, because we don't want the system to learn that you're looking for the green cottage. You want to see where it actually ranks without your interest in it.)
This should give you an idea of how the price affects the rank. When you're happy that it's ranking OK for those dates using a search term that guests will use, you can turn free cancellation off if you really want to (but check the rank again, as this may make it drop again!). Turning instant book back on will have a positive effect.
You can do the same with the other cottages until you're happy that they each rank OK for a specific nearby custom promotion timeline. Then you can decide what you want to do with your prices overall (or just stick with custom promotions). Unfortunately to me it looks like you'll have to drop the price quite a bit for the near dates, but let's hope it's not too much.
When guests book the dates, complete their stays and leave a good review, those recent reviews will also boost you without you having to lower the price more. Hope it helps.
Hi @Sherry124
It sounds like you’ve built something truly special with your 5-star cottages. If you’re open to it, we’d love to explore the possibility of partnering as your co-host to help boost bookings and visibility.
Let us know if you'd like to chat more!

Hi @Sherry124,
I'm so happy that hosts like Shelley are being helpful with their answers. Thank you so much @Shelley159!
Another suggestion is your stays appear to be weekend getaways. Maybe an Airbnb Custom Discount of 20% set for like a Monday to Thursday dates. Creates traffic from Airbnb Marketing for your sale days and the listing for the popular weekend renters. If offering a discount price for nights usually empty, you earn money and you create traffic for your listing which moves you up in Airbnb Search Ranking.
Hi Sherry - It sounds like you have a beautiful property!
Do you use a dynamic pricing software? That might help you compare prices with competitive listings in a systematic way. We use Price Labs and like it. I'm happy to share more about using Price Labs if you like.
